Who we look after

Property management has always been built for landlords. Harbor Point is built for owners — the people who live in, visit, or look after the home.

Primary homes

You live there. We run it.

Busy households that want one number to call for the furnace, the roof, the gutters and every vendor in between.

Seasonal & second homes

You’re away. We’re there.

Lake camps, coastal cottages and homes you leave for the winter — checked, heated, and opened or closed on your schedule.

Family homes

You’re helping from away.

For families looking after a parent’s house from out of state — someone local for the furnace, the vendors and the bills.

What’s included — and what you can add

Home management

A dedicated manager and a complete record of your property — systems, equipment, tanks, service history and preferred vendors.

Included

Repair & maintenance coordination

We find the right contractor, schedule the work, check the job and handle the invoice. You approve before anything is spent. Your plan includes 30 minutes a month; extra time is $80 an hour.

30 min/mo included

Heating fuel

Heating oil, kerosene and propane at our negotiated price, passed through at cost with no markup. Deliveries scheduled and tank levels watched for you.

Add-on

Monthly home inspection

A scheduled walk-through of the house, inside and out, with a dated photo report after every visit.

Add-on

Virtual monitoring

Temperature, water and power sensors that alert us — not just you — so someone acts when the furnace quits at 2 a.m. Usage is checked against the weather and whether anyone’s home.

Add-on

Seasonal open, close & storm checks

Opening and winterizing camps and second homes, plus visits after major storms, freezes and power outages.

Home management

$49 / month

One property. Month to month.

  • Dedicated home manager
  • Complete property record
  • 30 minutes of repair coordination a month
  • Contractors at cost — no markup
  • One monthly statement

Add-ons

Add or drop any of these month to month. Tap one for details.

Extra repair coordination$80 / hr

Your plan includes 30 minutes of repair and vendor coordination a month: finding contractors, scheduling, quotes, checking the work and handling invoices. Time beyond that is $80 an hour, billed in 15-minute steps of $20. We’ll tell you before any request takes more than an hour.

Heating fuel management$10 / mo

We arrange heating oil, kerosene or propane at our negotiated price, watch your tank levels and schedule deliveries. The fuel itself is billed per delivery at cost, with no markup.

Monthly home inspection$79 / mo

One scheduled walk-through a month, inside and out: heat, plumbing and water heater, tank level, roof and gutters, doors and locks. You get a dated photo report, and anything that needs attention comes with a recommended next step for you to approve.

Twice-monthly inspection$139 / mo

The same walk-through every two weeks. A good fit for a second home that sits empty for weeks at a time, or a parent’s house you’re looking after from away.

Winter watch — weekly, Nov–Mar$249 / mo

Weekly walk-throughs from November through March, when a furnace that quits can freeze pipes within days. Billed only for those five months.

Virtual monitoring$29 / mo + hardware at cost

Temperature, water-leak and power sensors that alert us as well as you, so someone acts when the heat drops at 2 a.m. We also compare fuel and water use against the weather and whether anyone’s home. Sensors and hub are billed at cost; an automatic water shutoff valve is optional.

Monitoring setup visit$149 one-time

We install the sensors and hub, test every alert, and note where each one is in your property record.

Seasonal opening or closing$175 / visit

A checklist visit to open the house in spring or close it for winter: heat, water, power, doors, and photos of how we found it. Plumbing work such as draining lines is done by a contractor and billed at cost.

Storm & freeze checks$95 / visit · $150 after hours

A trip out after a major storm, deep freeze or power outage to check heat, power and damage, with photos. We go as soon as roads allow; visits outside office hours are billed at the after-hours rate.

Bill pay & bill review (up to 8 bills)$25 / mo

We pay up to eight household bills on time from your account and read every one. A water bill that jumps can mean a leak; a fuel bill climbing faster than the weather can mean a furnace problem.

Contractor let-in$45 / trip

When a contractor needs in on a day we’re not already visiting, we meet them, let them in, check the work and lock up.

Seasonal Home Plan

Home management + twice-monthly inspections + monitoring + heating fuel management

$199 / mo (save $28)

Contractor work is billed at the contractor’s price and approved by you first. Heating fuel is billed per delivery at cost.

Care you can document.

Many homeowner policies include conditions for homes left empty — keeping the heat on, having the house checked regularly. Our dated, photographed visit logs give you a clear record of that care if your insurer ever asks. Check your own policy for what it requires.
